TECHNICAL SPECIFICATIONS

EQUIPMENT AND FINISHES

The floors of the apartments are made of concrete screed and are thermally and acoustically insulated. They are equipped with shoes on the floor, and the interior height of the apartments is 270 cm between the finished floor and the ceiling. In the area of balconies and terraces, metal railings with hp=1.00m are used. Common spaces are finished with non-slip granite-ceramic tiles. The carpentry used will be Veka type or similar, PVC, class A, 7-chamber profile with micro-ventilation and 3 gaskets.

STRUCTURE, CLOSING WALLS AND COMPARTMENTATION

The resistance structure will be made of foundations of general leveling type on drilled piles, pillars and 22cm slab-type reinforced concrete slabs. This constructive system allows a high flexibility at the level of interior arrangements. The closing walls will be made of BCA Ytong blocks or similar, with a thickness of 25 cm and thermally insulated with 10 cm mineral wool. Partition walls between apartments and common spaces, as well as partition walls inside the apartments, will be made of BCA Ytong blocks or similar.

FACADE AND ENVELOPES

Thermosystem with basalt wool designed for thermal, sound insulation and fire protection. Decorative plaster and metal accents. (according to technical architectural project) The roofs will be of the walkable terrace type and green terraces made of reinforced concrete floors, slope trench, vapor barrier, diffusion layer, thermal insulation and waterproofing, and in the area of the green terraces, their specific layers will be supplemented, according to the technical architectural project .

THERMAL, SANITARY AND ELECTRICAL INSTALLATIONS

The building will be connected to the public water-sewer network, natural energy and natural gas. The heating will be centralized for the preparation of the thermal energy necessary for heating and preparation of hot water. The supply of cold water will be made from the city network through the connection, and the preparation of hot water will be made in the common thermal plant. The distribution will be made from the basement, through the level distributors for each apartment, where each consumer will have individual water meters for measuring the consumption of hot and cold water. The electrical connection is three-phase, underground. Power will be provided from two sources, one basic, provided by an independent transformer station and one reserve, dedicated to vital consumers such as elevators, thermal plant, fire extinguishing installations. The stoves and ovens of the kitchens will be powered exclusively by electricity. In common spaces, such as technical spaces, underground parking, hallways and elevators, safety lighting and smart lighting will be provided. This will consist of lighting fixtures powered by their own backup source. For emergency lighting in the event of evacuation, lighting fixtures inscribed with the indication of the direction of evacuation shall be used and shall operate continuously.

HEATING AND COOLING SYSTEMS

The heating of the apartments is done by a warm floor type system fed by the common heating plant. The bathrooms will be supplemented with towel rack type radiators. The bathroom ventilation system will be made through steel pipes. Cooling will be done through air conditioning systems.

GENERAL EQUIPMENT OF THE DEVELOPMENT

Surveillance system, controlled access to buildings, video intercom. Car parks, bike parks and electric charging stations. Smart lighting and indoor and outdoor signage, selective waste collection. Maintenance service of green spaces, cleaning and snow removal of access roads. Access dedicated to people with locomotor problems. Dedicated site for correspondence.
